The Living Estate is a 20-acre closed-loop regenerative estate on the volcanic soils of the Red Hills Lake County AVA. Since 2013, founder Bobbi Young has been developing a first-of-its-kind proof-of-concept that regenerative agriculture, the performing arts, culinary excellence, and ecological education are not competing priorities — they are the same priority, expressed in the same soil, under the same sky.
Chiaroscuro — the art of light and shadow — is not a name chosen lightly. It is the design principle of the estate: every element in dynamic tension with another, every darkness defining a light, every boundary between commercial success and community mission deliberately, beautifully blurred.

Resilience through diversification. No single revenue stream carries the estate. Commercial success in one area subsidizes mission programming in another — by design.
Active grant portfolio. $58,000 in awarded grants (USDA Healthy Soils $48K, CAAF Solar $10K) plus $20K NRCS EQIP pending and $40K+ in active applications — validating the regenerative model and reducing early-stage capital risk.
Secured en primeur purchase. Water West has acquired 3,000 bottles at $150,000 — paid in full. This model is replicable with additional strategic investors.
5-year phased capital plan. Total buildout of $3.2M–$4.5M is phased to align with revenue milestones, grant funding, and strategic co-investment — not front-loaded.
Scalable, replicable model. The closed-loop, multi-stream design is documented for adaptation by other communities — creating IP value and grant eligibility beyond the estate itself.

The Foundation is dedicated to culinary arts education, regenerative agriculture training, performing arts residencies, and community food access — seeking IRS 501(c)(3) recognition in Year 2–3. Until then, philanthropic programming operates under fiscal sponsorship. All regulatory and compliance planning is underway with KK Legal & Advisory Services and Versant Advisors.
